Tips for Managing Rental Homes

For rent sign in front of a rental homeIf you own and manage rental homes, you know how stressful it can be. From finding the right tenants for your homes to maintaining plumbing and electrical systems, you have your hands full. Sometimes, it’s hard to keep track of things and it’s possible for things to fall through the cracks. These tips, brought to you by Vision Realty, can help make managing rental homes easier.

Tip #1: Maintain a Good Relationship with Tenants

While this seems like the common sense thing to do, it can actually be quite hard. Your tenants will come from all walks of life. In El Paso, you may have families moving here from Juarez or a soldier and their family looking for a home because they’ve been stationed at Ft. Bliss. Either way, you never know who you might meet and who may be a future tenant. Because of this, it may be hard to maintain a good relationship with the tenants who live in your rental homes, but it’s important that you do so. A few ways is to keep an open mind, be respectful of their differences, and to be clear about what you expect of tenants. This can include whether or not they’re allowed to paint the walls or have pets, and so on. Being clear and thorough up front can eliminate problems later on.

Tip #2: Stay on Top of Repairs and Maintenance

When you manage rental homes, you’re responsible for helping your tenants with any maintenance or repairs they may need, to include issues with their air conditioner, plumbing system, and roofing. This is something you should handle right away, not when too many issues pile up. You wouldn’t want to live with a broken toilet or leaky roof for a long time, and your tenants don’t either. By repairing these things as soon as you can, you’ll be able to nurture your relationship with your tenants as well.

Tip #3: Work with a Rental Management Company

You can never go wrong with a few extra helping hands and working with a rental management company can help take some of the load off of your shoulders. They can help you with finding the right tenants, marketing your property out to potential renters, and finding trustworthy plumbers and HVAC technicians to take care of your tenants’ needs.
