There is nothing worse than feeling like you cannot connect with the manager of the property. They need to be approachable so that any feels comfortable talking to them. On top of all of that, a manager should be calm and collected. This is a great skill to have, especially if you run into a tenant that is not happy with something. Reacting in a calm manner will always turn out better than reacting with anger and emotion.
